Manufactured home foundation certifications in the Sierra foothills

We're a family-run engineering firm in Rocklin, right at the bottom of the hill. Auburn, Colfax, Grass Valley, Foresthill, Georgetown, Browns Valley—that's our neighborhood, and we'd be glad to get your foundation certified.

Close to home

Hey Neighbor!

Our office sits in Rocklin, which puts the Highway 49 and I‑80 foothill towns inside a comfortable drive—so we often go personally. Foothill foundations also look different from valley ones. They sit on slopes, on cut-and-fill pads, on tall pier assemblies and stepped footings, and footing depth requirements change as you gain elevation. We see those every week up here, so we know what qualifies, what doesn't, and what each county expects to see before it will record.

  • Family-owned and based in Rocklin—the foothills are home territory, not an outlying service area
  • Inspected on site—someone comes out and gets under the home
  • Reviewed, signed and sealed by a California-licensed Professional Engineer (#C70282)
  • Rush service available when your loan is on a clock
  • One quote, start to finish—we price the whole job, travel included, before we schedule

What we do up here

Two services, both for manufactured homes

Foundation certification

The engineer's certification your lender needs for an FHA or VA loan—confirming the home sits on a permanent foundation that meets HUD's Permanent Foundations Guide. We inspect, we document, and we issue a signed, sealed report.

Foundation engineering & plans

When an inspection turns up a foundation that doesn't yet qualify, we design the fix: PE-stamped foundation plans for new installs, permanent-foundation conversions and retrofits—drawn for the parcel you actually have, slope and all.

Converting to real property? In California that runs through HCD Form 433A, recorded with your county—Placer in Auburn, Nevada County in Nevada City, El Dorado in Placerville, Yuba in Marysville, Sutter in Yuba City. Here's how 433A processing works →

Service Area

Our backyard

We certify foundations throughout California—this is just the part of it we can drive to before the coffee gets cold. Up the hill, down the hill, and out across the valley.

Foothill foundation certification FAQ

Do you come out in person?

Yes. Our office is in Rocklin, at the base of the foothills, so foothill properties get an on-site inspection. Every certification is then reviewed, signed and sealed by a California-licensed Professional Engineer.

What does it cost?

It depends on where the home sits, how the parcel is accessed, and what the existing foundation looks like. Send us the address and we'll quote the whole job—travel included—usually the same day.

Do you only work up here?

No—we certify foundations throughout California. Close to the Rocklin office that's Placer, Nevada, El Dorado, Yuba, Sutter and Sacramento, from the valley floor up through the Highway 49 and I‑80 foothill towns.

Are you licensed in California?

Yes. Every certification is reviewed, signed and stamped by a Professional Civil Engineer licensed in California, license #C70282.

What makes a foothill foundation different?

Sloped parcels, stepped footings, tall pier assemblies and cut-and-fill pads are all common above the valley floor, and footing depth requirements change as you gain elevation. We work on these every week, so we know what qualifies up here and what each county expects to see.

Got a foothill property to certify?

Send us the address and we'll quote the whole job, travel included — usually the same day. Family-owned, Rocklin-based, and every certification sealed by a California-licensed PE.
